Composite boards like Trex or TimberTech skip the yearly sanding and staining that wood decking requires. We still frame underneath with pressure-treated lumber and hidden fastener clips so the surface stays flat and screw-free, and we account for how hot composite gets in direct desert sun when we plan the layout.
Wood decking out here takes a beating from UV before it takes one from moisture. We pressure wash to open the grain, let it dry fully, then apply a stain and sealer rated for high sun exposure, usually every one to two years depending on how much shade your deck gets.
Soft boards, popped screws and a railing that shifts when you lean on it are the calls we get most. We pull up decking to check the joists underneath before replacing anything on the surface, because a new board over a rotted joist just fails again in a year.
Loose balusters and railings that flex are usually a sign the posts were never bolted through the rim joist correctly in the first place. We rebuild railings to current code spacing, which matters most if you've got kids or pets who'll lean on it.
Sometimes the framing is solid and it's only the decking on top that's cracked, cupped or gone gray. We match board size and spacing to the rest of the deck so the repair doesn't stand out, and we check the joists while the surface is open anyway.
